An annual property tax is collected by the municipalities (i.e. local governments) at the rate of 0.3% for land and 0.1 % for a house in the Fethiye area. All properties are subject to revaluation every year for tax purposes. The buyer must complete an affidavit and submit it to the municipality for these tax purposes, and we are happy to guide our customers through this process for the first time. .

It is compulsory to have Government Earthquake insurance. Buildings insurance, including extra insurance against earthquake and fire and flood cover can be pillehas. from a broker. As an example, for a 100 sqm house compulsory earthquake insurance ('Dask') currency costs 62 YTL (approx 25pounds), while cover to the value of 75,000 pounds would cost 565 YTL (225 pounds) a year.

In most cases, the property owner will need to register with the electricity company. The exception to this is certain sites where the site is registered as the user and individual properties are billed by the site. Registration is not difficult, but requires a visit to the electricity board. Following this, bills are payable monthly (in most cases) and can be paid at the Electricity Board Office, in certain banks or by direct debit.

Water and drainage are paid together as in the UK and property owners need to register at the Fethiye Water Board Office. The cost is approximately 30 pounds for registration.. part of which is deposit. After this, the meter is read approximately every 2 months and bills are payable either at the water board or municipality Office. The rates are however very cheap!

If you buy a property to live in, we will help you take a residency permit. The cost of this is approximately 300 pounds and it takes about 6 weeks time to complete. Once this permit has been obtained, it is possible to import household goods.

If an owner wishes to sell the property, he is free to do so to Turkish nationals or foreign citizens. Individuals do not have to pay capital gains, provided they have owned the property for one year ( companies do have to pay ). Resale costs are about 5% ( sales tax, documents and legal fees).
